Only thru God's grace and divinity am I able to bring this blog to you today. For a year ago, I had just finished my cancer treatment and my future was extremely unsure and was day to day. The seven weeks of radiation and chemotherapy had taken its toll. I had lost over 60 pounds and shriveled down to almost nothing. click the picture for more on my cancer survival story.
The picture on the left is how I spent most of last year, with a tube attached to my stomach so I could obtain liquids and canned formula for nutrition. By now you are starting to get the picture of how thankful I am to be alive. And below is what I am thankful for today:
Thankful to be able to eat solid foods (this year I can Eat Turkey & Dressing)
Thankful to be able to live & see my family, friends and co workers.
Thankful to be able to finally be painfree from radiation sickness
Thankful to be able to walk closer to God and be at peace with myself
Thankful to be able to give to the Nevada Cancer Center which saved me
Thankful to be able to practice Las Vegas real estate which is my greatest passion
And finally, thankful that I may inspire someone else who is suffering from cancer and has lost hope. DON'T GIVE UP, MIRACLES DO HAPPEN!

President-elect Barack Obama will announce his economic team on Monday, tagging New York Federal Reserve President Tim Geithner for treasury secretary. NBC's Chuck Todd and Andrea Mitchell report.

When word reached wall street traders, immediately after NBC News' report on Tim Geithner likely to be named Treasury Secretary, stocks rebounded sharply. The Dow Jones Industrial Average was trading in negative territory -- down about 38 points -- before the news. Moments after, the Dow zoomed more than 300 points.This may be the kickstart needed to start an upward swing in the markets.

Higher Taxes are enevitable. The bailouts that are coming are Not going to be free. It did'nt matter who was chosen president, the Obama administration is inheriting a sleuth of problems from the current administration. With that being said, in the future I see out-of-state companies relocating and incorporating in Las Vegas just for tax reasons alone. With this expansion, I see great potential for job hunters and businesses alike.
With Las Vegas diversifying from gambling, here are a few examples of companies that have expanded their business to the las vegas area: Ocean Spray has set up a beverage plant, Pepsi cola just opened a multi-million dollar plant close to the 215/rainbow. Online Shoe company Zappos has set up shop here. Some other notable future projects such as the 100 Million dollar Fine Art Center and the Jewelry Mart are currently underway and the future of Renewable energy will shape the future of the state and possibly the rest of the world! Also, If you currently live in Las Vegas, one cannot help but be excited about the Project City Center that is due to open in 2009. Las Vegas quietly is evolving into The Convention Showcase To The World and in the next 3 years officials believe an estimated 42,200 jobs will be created by the Palazzo, Encore, Fountain Bleu, City Center, Cosmopolitan, Etchelon Place and other projects that are being built.
Because of the future job growth, here are as many as *5,000 to 6,000 new residents moving to Las Vegas every month *per Nevada DMV I am very bullish on the upcoming boom.

So let's say you have your letter of pre-approval or proof of funds for cash, that you are locked loaded and ready to pursue a property. what next?
The Offer
Plain and simple, this is where I have been seeing the most fumbling in our business.
In an obsession of getting the lowest price, people UNDERBID on a house and hope the banks counter back an offer.
These days what I am finding is the banks are inundated with these types of offers and simply are interested in looking at the highest and best offers.Trophy properties are getting multiple offers because of their location. Because of this the banks simply don't have the time to go back and forth and people are left standing wondering "What went wrong with my offer?" Moral of the story. There are some outstanding properties that are up to 50-60% off of market highs from 2005-2007. The banks have already done BPO's (broker price opinions) and already know what the REO/Foreclosure homes the are dealing with are worth.

Greetings all! Lately I have been finding stunning, drop dead gorgeous homes for my clients and people in my office have asked how I have been doing it so I thought I would share it with my fellow agents & future clients on www.ViewLasVegasRealEstate.com
1. Start your Search for homes in the desired area & price range on the MLS
2.Look for 1-3 year old properties in newer areas that have taken a beating with many foreclosures/reo properties available for sale.
3.Personally I do not prefer to work with short sales as they take 3-6 months to close and many buyers lose faith and move on to quicker 30 day closes, so I skip the short sales in the search.
4.Once I have identified the best priced available properties, I call the listing agents for availability and to make sure there are no current offers on the home.
*note: It is mandatory that all of my clients have loan pre-approval BEFORE we start our search
Then we are out looking for homes!

My intention as an agent is to assist and protect my customers at all costs; with that being said...It still amazes me that when you explain to future home buyers the importance of getting pre-approved for a loan and that it assists & steamlines the homebuying process that many people balk at giving you their personal information. Guess it is out of fear that they refuse to cooperate.
Maybe it is because of the recent events in the media in regards to the stockmarket/real estate, I'm seeing a lot more mistrust from the general public then before the housing crisis and wonder sometimes if consumer confidence will ever come back.
Once we both meet, you will find that my style and attitude of assisting homebuyers will put you and your family at ease. I'm very easy going and non-threatening and will listen to your housing needs.
Remember, first and foremost my job as a real estate agent in Las Vegas is to simplify the process for you and protect your interest. I have a fiduciary obligation to assist not only you, but all of my clients.
Here is a good way to compare the home buying process; I relate it to dining out....you go to the restaraunt, look at the menu, discuss with the waiter what you are looking to eat, and then you proceed with ordering...etc....
In real estate, you choose an agent that will help you get pre-approved for a home loan so the buyer can know exactly what their purchasing power is, and it will let them get an ideal of what the monthly payment will be. Getting pre-approved for a loan takes 5-10 minutes, and once you have the pre- qualification letter, it shows the seller that you are serious about purchasing their property and can put in bids below the asking price in many cases.
However for me there is nothing worse then looking at homes that are not affordable for the buyer because their agent has not done their job by assisting in the loan preparation process. Years ago,when I was just starting out in the business, I would take anyone out to look at homes. I did'nt know any better so it did'nt take long for me to learn that I was not doing the client or myself any favors by skipping the loan approval process.Being a trusting person, I used to take people's word that they did'nt have any late payments, liens, missed child support, bad credit... etc. I wasted my client's time and my own as well. That was then, this is NOW!
Once pre-approved for a loan, the next step is to sit down with your agent with all parties that are decision makers and view homes online that fit your criteria on the multiple listing service before going out to look at homes. This way, you can narrow your search down before driving all over town and you can select homes from any location or area in Las Vegas. (In many cases, the other spouse is not available to look together and so by the time a home has been identified and you both look at it, it is already sold. this is common in a hot foreclosure/REO market like Las Vegas. So do yourself a favor and make sure all parties buying the home are together when home shopping.)
It is important that your agent pre-call the listing agent, so as to not waste everyone's time. There may be multiple offers on the home or the home may be sold already. Often, there are situations where homes that are listed have been pulled for auctions. Many times there are people living in the home and an appointment needs to be made to view the home at a convenient time for the homeowner.
Hopefully, this will give you an ideal of the homebuying experience in Las Vegas.
